As a former landlord I have to say having the property properly managed by a 3rd party was worth every penny. I got biten once by some problem tenants who blocked all the drains! Nice eh!

Working in Apartment business is a great part time job for students who still can't decide which career they will pursue.
By the way landlords is like a TWO-Face people. They are very nice and kind to their tenants who are paying the rent on time. But, when the tenant delayed a payment for a week. The other face of the landlords surfaces.

I can see that in such circumstances I would get tough with tenants generally, and/or not refurbish my property.

From the tenants point of view, they don’t own the place, and so are much less likely to care for it. And if you can dag out of paying someone money, you will.

Just to play Devil's Advocate:

I think landlords start with good intentions, but get cynical when they've had their property trashed a few times, or had a few bad payers.
